Some Realtors I’ll tell you…..

Buyers are liars.

Sellers are tellers.

Even if you don’t work in the real estate industry there is a pretty good chance you have heard those two gems, especially if you watch enough HGTV.  While I didn’t come up with the next even better gem on my own it is still true, sometimes.

Realtors are morons.

Now I’m not going to get into the difference between a Realtor and a real estate agent that’s another post.  For the sake of today’s rant they are one in the same.  You might be asking yourself “aren’t you a Realtor?”  The answer is yes.  To be honest not all Realtors are created equal.  Let me explain.

A few nights ago I made an appointment to show my buyers a home the next morning.   We visit the house and my buyers aren’t sold on the house at this point.  They like some things, don’t like some things.  They are talking it over, you get the idea.  We leave to go to the next appointment.

Less than 45 minutes after we leave the home I receive a text from the listing agent informing me that they had received an offer and are asking if my clients were interested.  I let my buyers know the situation and responded that they would need a couple of hours to discuss it.

Turns out we weren’t going to have a couple of hours but less than an hour until they had to respond to this offer. I can understand a short response time on an offer.  Being in a seller’s market with a large number of buyers there can be a lot of competition.  It just adds a ton of stress to an already stressful situation.

The agent is pushing for us for an immediate answer about an offer.  I wanted to find out some more information.  Is there any way they could extend the response time?  No answer.  Can we get into the house again?  Responds pushing for an offer.  My buyers need to get in this house again before they put in an offer.  Purchasing a house is kind of a big decision to make.  I ask if they are going to counter or accept the offer.  No response to those questions but they can get us back into the house.

15 minutes before their response time we get into the house.  We look around my buyers decide the home is not for them and I let the listing agent know we didn’t have enough time.  We won’t be submitting an offer.  Their response, “Well how much time do you need?”  I don’t know but 45 minutes wasn’t enough time in this situation knowing what your response time was.  Turns out they were more than likely going to counter the offer.  I ASKED YOU THAT!  YOU DIDN’T ANSWER!  I get playing the cards close but if you know someone is going to possibly put in an offer try your damnedest to work the situation for your sellers and get that second offer!
